Vandalia grew with the interstates. The 2020-2024 American Community Survey shows about 17 percent of the city's roughly 6,800 housing units from the 1950s, 19 percent from the 1960s and 28 percent from the 1970s, with a median year built around 1973 and about 42 percent of homes predating 1970. Very little has been built since 2010. The typical house is a ranch or split-level on a basement or crawlspace, with a gas furnace and retrofitted or original central air.

About 57 percent of occupied Vandalia homes heat with utility gas and about 39 percent with electricity, a higher electric share than most of the northern Miami Valley. A good part of that is 1970s housing built all-electric with heat pumps or electric furnaces. Those heat pumps have often been replaced with like-for-like standard-efficiency units that still lean on resistance strips below freezing. A cold-climate inverter heat pump changes the winter bill picture considerably, and comparing that against a gas conversion is a common Vandalia estimate.
