HVAC Repair in Huber Heights, OH

Huber Heights, northeast of Dayton along I-70, calls itself America's largest community of brick homes, and the description is accurate: mile after mile of 1960s and 1970s brick ranches built by the Huber company. Confluence Heating & Air repairs and replaces furnaces, air conditioners and heat pumps across Huber Heights, including the newer Carriage Trails area in Miami County.

Brick ranches with a specific set of HVAC habits

The Huber homes are unusually consistent. The 2020-2024 American Community Survey puts about 22 percent of Huber Heights' roughly 18,500 housing units in the 1960s and 28 percent in the 1970s, with a median year built around 1976. Most are single-story brick ranches on slab or crawlspace, with a gas furnace in a utility closet or garage rather than a basement, and ductwork that runs through the attic or is embedded in the slab.

That layout drives the repairs. Attic ducts in an uninsulated or lightly insulated attic lose heat in winter and gain it in summer, so rooms at the end of the run are the last to reach temperature. Slab ducts cannot be resized or repaired without major work, so airflow problems have to be solved at the equipment: blower speed, filter rack size, and return placement. A furnace in a closet with a louvered door depends on that door for combustion and return air, and a homeowner who replaced it with a solid door has unknowingly created a starved furnace. These are the first things checked on a Huber Heights call.

A second wave of homes, and a second set of equipment

About 11 percent of Huber Heights' housing was built in the 2010s, concentrated in the Carriage Trails development on the Miami County side. Those homes were built under Ohio's current energy code with tight envelopes, high-efficiency furnaces and matched air conditioners, and they are now reaching the age where the first capacitors, igniters and condensate issues appear. Service on them is straightforward; the main risk is a builder-installed system that was never properly commissioned, and a charge and airflow verification is worthwhile the first time it is serviced.

Utility gas heats about 64 percent of occupied Huber Heights homes. Where the original 1970s furnace has already been replaced, the replacement is often a mid-efficiency 80 percent unit venting through the original metal flue. Moving to a condensing furnace in a closet or garage installation means running PVC to an exterior wall and handling condensate, both of which are laid out in the estimate.

Cooling a brick ranch in July

Brick holds heat. A Huber ranch that has baked all afternoon keeps radiating into the house well after sunset, and an air conditioner that is undersized for the latent load, or oversized and short-cycling, leaves the house muggy at bedtime. The fix is a load calculation that accounts for the brick mass and the attic, a right-sized unit, and attic duct sealing where the ducts are accessible. Ductless heads are a practical answer for the room at the far end of a slab duct run that has never been comfortable.
