Trotwood's homes are mostly from the 1950s through the 1970s: about 25 percent from the 1950s, 25 percent from the 1960s and 18 percent from the 1970s, per the 2020-2024 American Community Survey, with a median year built around 1963 and about two thirds of the city's roughly 12,000 housing units predating 1970. These are ranches and modest two-stories on basements or crawlspaces, with gas furnaces in about 62 percent of occupied homes and electric heat in about 32 percent.
Equipment in these houses follows the usual Miami Valley arc: the original furnace replaced in the 1990s or 2000s, central air added or replaced around the same time, and both now at the age where inducer motors, blower motors, capacitors and heat exchangers begin to fail. Ductwork is generally original and generally short on return air, and the static pressure reading during a diagnosis explains a lot of repeat failures.
The EF4 tornado that crossed Trotwood on the night of May 27, 2019 destroyed or damaged a large number of homes and apartments, and the rebuilding installed a wave of new HVAC equipment on a compressed timeline. Systems put in under insurance deadlines are worth a commissioning check now that they have several seasons on them: refrigerant charge verified against the manufacturer's data, duct connections sealed, condensate drains trapped and float switches working, and gas pressure and temperature rise set. For homes that were repaired rather than rebuilt, the concern is often ductwork: attic and crawlspace runs that were disturbed, disconnected or crushed during roof and structural repairs and never re-inspected. A room that has not cooled or heated properly since the storm is usually a duct problem, and it is found with a walkthrough and a static pressure test.
