A 1960s and 1970s town on the Stillwater

Englewood's housing is concentrated in two decades. According to the 2020-2024 American Community Survey, about 22 percent of the city's roughly 5,800 housing units were built in the 1960s and 31 percent in the 1970s, with a median year built around 1976. Only about a third predate 1970 and about 10 percent were built in the 2000s. The typical house is a ranch, split-level or two-story on a basement, in a subdivision laid out after the interstate arrived.

The Englewood Dam, completed in the early 1920s by the Miami Conservancy District after the 1913 flood, is one of the five dry dams that protect Dayton, and it defines the town's geography: the river valley and park land to the north and east, residential streets on the higher ground. Houses on the lower streets near the river tend to have damper basements, and that shows up as corrosion on furnace cabinets and inducer housings sooner than in the drier subdivisions up the hill.

Electric heat in the 1970s subdivisions

Englewood has one of the highest electric-heat shares in the area: about 41 percent of occupied homes heat with electricity against about 58 percent on utility gas. The 1970s were the peak years for all-electric subdivisions in the Miami Valley, and Englewood built a lot of them. Many of those homes still run an electric air handler with a heat pump or, in some cases, straight resistance heat, and the winter electric bills are the reason homeowners call about replacement.

The two realistic paths are a cold-climate heat pump, which holds capacity well into Dayton's normal January lows, or a conversion to gas where the line is on the street. The estimate compares both with current rates rather than a rule of thumb, and it includes a load calculation, since 1970s electric furnaces were often sized generously and the house has usually gained insulation since.

Gas furnaces, cooling and permits

On the gas side, Englewood's furnaces are typically on their second replacement, with 80 percent units venting through the original metal flue. Moving to a condensing furnace means PVC venting and condensate handling, both laid out in the estimate. Air conditioning in these houses is usually original-era retrofit or a first replacement, and the humidity complaint that goes with an oversized unit is fixed by sizing the replacement to the calculated load.
