HVAC Repair in Kettering, OH

Kettering is Dayton's largest suburb and its most thoroughly postwar one: a city of 1950s and 1960s ranches and split-levels directly south of the Dayton line. Confluence Heating & Air repairs and replaces furnaces, air conditioners and heat pumps throughout Kettering, from Dorothy Lane to the Centerville border.

A city built in two decades, now on its second or third furnace

Kettering incorporated as a city in 1955, and the housing followed the same calendar. According to the 2020-2024 American Community Survey, about 32 percent of Kettering's roughly 27,000 housing units were built in the 1950s and another 25 percent in the 1960s; the median year built is about 1961, and nearly three quarters of the city's homes predate 1970. That is a remarkably uniform housing stock: single-story ranches and modest two-story colonials on slab or shallow basement, with the original forced-air furnace long gone and the second or third replacement now doing the work.

The pattern shows up in the service calls. A Kettering ranch built in 1958 typically has a furnace installed in the late 1990s or 2000s that is at or past the age where inducer motors, blower motors and heat exchangers start to go. The ductwork under it is often original: sheet metal trunks in the basement or a slab-embedded system that cannot be modified. Diagnosing a furnace in one of these houses means measuring static pressure and temperature rise, because the duct system is frequently the reason the equipment keeps failing.

Gas heat and short cooling seasons

About three quarters of occupied Kettering homes heat with utility gas, a higher share than Dayton itself, so furnace repair is the dominant work here. Kettering's flat terrain and mature tree canopy mean most houses have a straightforward flue run through the roof or a side-wall PVC vent for condensing furnaces. Where a 1950s house still has a masonry chimney serving both the furnace and the water heater, upgrading to a condensing furnace leaves the water heater venting alone into an oversized chimney, and relining that flue is part of the job.

On the cooling side, many Kettering homes got central air as a retrofit in the 1970s or 1980s, with the indoor coil set on top of the furnace and the condenser beside the house. Those systems have been replaced once already in a lot of cases, and the replacement often reused the original line set and ducts. When a Kettering homeowner reports a house that is cool downstairs and warm upstairs, the cause is almost always the duct layout in a ranch that was never designed for cooling, not the tonnage of the unit.

What a Kettering visit covers

Repairs start with a full sequence-of-operation check on the furnace or a pressure and temperature-split check on the air conditioner, and you get the readings. Replacement estimates include a Manual J load calculation for the house as it stands, which for a Kettering ranch with added attic insulation and replacement windows usually comes out smaller than the equipment being replaced. The estimate is free and covers furnace, AC, heat pump and dual-fuel options with the tradeoffs written out.

Permits for HVAC replacement are pulled through whichever building office has jurisdiction for the address, and they are handled as part of the quote. Call the local line or send the form and we will set up a time to look at the equipment.
