A new city with 1950s houses

Riverside was Mad River Township until residents voted to incorporate in 1994, and the neighborhoods along Woodman Drive, Harshman Road and Airway Road were built decades before that for base workers and Dayton factory families. The 2020-2024 American Community Survey puts about 30 percent of Riverside's roughly 11,800 housing units in the 1950s and 19 percent in the 1960s, with a median year built around 1963 and about 64 percent of homes predating 1970. About 11 percent are from the 1940s, the wartime and immediate postwar housing built closest to the base.

Those 1940s and 1950s houses are small: one-story frame and brick ranches on slabs or crawlspaces, sometimes on shallow basements, with a gas furnace in a closet, utility room or basement and ductwork sized for a much smaller heating load than the air conditioning that was added later. Utility gas heats about 70 percent of occupied Riverside homes.

Small houses, crawlspaces and the Mad River

Crawlspace ductwork is Riverside's recurring HVAC issue. Ducts under a 1950s house are often uninsulated sheet metal or aging flex, and in the damp air near the Mad River they corrode, sag and pull apart at the joints. The result is conditioned air dumped into the crawlspace and rooms that never reach temperature. A duct inspection is part of any service call where the complaint is uneven heating or cooling, and sealing or replacing crawlspace runs is frequently the fix that a new furnace would not have provided.
