Osborn was physically relocated in the 1920s when the Miami Conservancy District's Huffman Dam put its original site in the flood retention basin, and some of the moved houses still stand in the old Osborn neighborhood. That history gives Fairborn a slightly older core than its neighbors: about 6 percent of housing units predate 1940 and another 6 percent are from the 1940s, per the 2020-2024 American Community Survey. Those 1950s and 1960s houses are small ranches and Cape Cods built quickly for base families, typically on crawlspaces or shallow basements, with modest gas furnaces and ductwork that was adequate for heating and marginal for the cooling that came later.
